Wandsworth Borough Council is currently looking to develop areas on the Ackroydon Estate and at Skeena Hill as part of the Homes for Wandsworth programme.

Community Engagement

We began engagement with the Ackroydon Estate community in late 2022, to start to introduce ideas to develop five sites across the Ackroydon Estate and at Skeena Hill.

Combined, these schemes will deliver a new high-quality community hall for the Ackroydon community, much needed new homes for council rent and significant improvements to Montfort Place public square and the Sunken Garden, including new playspace.

Consultation took place in summer 2023 for Site B, Site D and Skeena Hill to allow final proposals to be developed. Planning permission has now been granted to develop new homes at Site D (land at Swanton Gardens) and Skeena Hill.

We were considering ideas to provide new homes above the existing building at Montfort Place (Site A), however following our first stage of consultation in November 2022, the council is no longer looking to develop this site

The planning applications for the remaining sites within the Ackroydon Estate have now been submitted to the Local Planning Authority (Wandsworth Borough Council).

What is the Homes for Wandsworth Programme?

The council is committed to investing in the borough and is bringing forward a number of sites as part of the Homes for Wandsworth programme.

Wandsworth Council faces an ongoing housing crisis. The council has a waiting list of over 12,000 households, of which over 3,600 are classified as homeless (June 2023 figures). The Homes for Wandsworth programme is one major intervention the council is implementing to help meet this challenge, by delivering 1,000 new homes for council rent.

These homes will be delivered for local people and will be normally allocated to existing Council tenants from the estate, or the wider vicinity, who have an existing priority.

A decent home is an essential part of everyone’s life. By building more council rent homes across the borough, we can ensure that more people have this key foundation.

The programme will deliver well-designed, new homes to high environmental and sustainability standards, while also adding value to our housing estates through sensitive improvements to landscaping and community facilities. Some of the sites being brought forward for development as part of the Homes for Wandsworth programme are located on the Ackroydon Estate and at Skeena Hill, as shown on the plan below.

We are not demolishing any existing homes as part of our plans.

Planning permission has now been granted for Site D and Skeena Hill, and planning applications for Site B, Site C, and Site E have been submitted to the Local Planning Authority (Wandsworth Borough Council).

Our Timeline

Throughout the planning programme, up to submission of the planning applications we will be in ongoing discussions with planning officers about our emerging ideas to develop the sites. The timings set out below are target dates and subject to change as we progress through the design and planning process.

  • November 2022 Public drop-in held to meet with the local community to involve you in our initial thinking and ideas for the identified areas.
  • December 2022 - May 2023 The project team collated and analysed all feedback received during the first stage of consultation and attended pre-application meetings with Wandsworth Council planning officers. The feedback received has helped to inform and shape our proposals.
  • June 2023 A public exhibition and online public webinar were held to share our proposals for Ackroydon Community Hall (Site B), land at Swanton Gardens (Site D) and land at Skeena Hill, with the local community and obtain feedback on the plans.
  • July 2023The project team collated and analysed all feedback received to finalise the proposals for land at Ackroydon Community Hall (Site B), Swanton Gardens (Site D) and land at Skeena Hill.
  • Late 2023Planning applications for land at Swanton Gardens (Site D) and land at Skeena Hill were submitted to Wandsworth Council planning department.
  • Spring 2024Our consultation for land at Swanton Gardens (Site C) and land at Victoria Drive (Site E) was held from 13 March 2024 to 3 April 2024 and feedback was reviewed in the lead up to the submission of the planning applications.
  • Summer 2024The planning applications for Ackroydon Community Hall (Site B), land at Swanton Gardens (Site C) and land at Victoria Drive (Site E) have been submitted to the Local Planning Authority (Wandsworth Borough Council) for consideration.
  • Late 2024We expect to hear if the planning applications for Ackroydon Community Hall (Site B), land at Swanton Gardens (Site C) and land at Victoria Drive (Site E) have been approved by the council. If planning permission is granted, construction would start shortly afterwards.
